Do you pay OPs?
Depending on the market, we sometimes pay OPs, typically 1 month to the broker.

Do you offer free rent or net effective rent?
No, we never offer free rent or net effective rent to the tenant.

How do I get paid on an OP?
At lease signing, please bring a copy of your brokerage firm’s invoice for the OP. The invoice should be included when you’re signing leases. The invoice will be processed and your commission will be sent to the broker 30 – 45 days after the move in date.

Can I send my customers to your buildings without me?
You must accompany your customers to all appointments including lease signings.

Can I advertise your listings on my brokerage’s website?
Yes, you may advertise listings on your brokerage website ONLY as long as you use our photos. We DO NOT ALLOW advertising on any third party site, including Zillow, Street Easy, Trulia, Naked Apartments or Hot Pads.

Do you allow previewing?
Yes, we allow previewing by appointment only.

How do I schedule an appointment?
Call or email the leasing agent. Each building has its own dedicated agent on site every day.

I wasn’t able to reach the agent – can I get a key from the doorman?
No, please leave a voicemail and/or an email message and the agent will get back to you. We do not leave the keys with the doorman.

How far out do you allow to a move in date?
We typically want leases to start within 2-4 weeks from application date.

How long does the application process take?
We ideally like to have leases signed within 24 – 48 hours of application submission. Applications are first come, first served.

What does my client need to do to take the apartment off the market?
A certified check in the amount of one month’s rent will take the apartment off the market. Gather all paperwork and submit to the leasing agent within 24 – 48 hours of applying. The leases are then signed and sent to the main office for final approval.

Do you allow walls?
We allow room dividers but they must be done by two of our approved vendors who comply with the Department of Buildings fire code.

Do you allow shares?
Yes, we do, and we combine incomes as well.

My customer doesn’t meet all of the requirements. Can he/she still apply?
Yes, if they obtain a guarantor, are willing to pay extra security, pay the year upfront, or use our preferred Guarantor company, Insurent or The Guarantors. It depends on the customer’s situation but we will try to work with your customer to help them meet the qualifications.

Do you allow weekend move ins?
No, move ins are Monday thru Friday, 10-4, and must be scheduled with the Superintendent after the application has been approved.
